This is a great question that has plagued me since the beginning of this blog. I would say most people who buy a house are looking to upgrade or redo it.

For those who don’t want to spend money on home maintenance, you should ask yourself the question: How many days a year do I work on my house? If you want to spend the least, look at things like a weather station, a water heater, an air conditioner, and a sprinkler system. If you want to invest, look at things like a dishwasher, a kitchen sink, an air conditioner, and a hot water heater.
